When your property falls within an area designated as a high flood risk by the Federal Emergency Management Agency (FEMA) you are required by law to purchase flood insurance. FEMA flood hazard areas are determined by calculated flood elevations for the various storm events for inland areas and by a combination of elevation and wave velocity for coastal areas. If you believe your property has been wrongly included in a FEMA flood hazard zone an elevation certificate can be prepared following a survey to determine the elevation of your dwelling. If the survey shows your dwelling to be higher than the determined flood elevation you may qualify for reduced insurance premiums. If a letter of map amendment is prepared and approved by FEMA you may be released from the flood insurance requirement altogether.
